Katie is a senior living executive director who like many senior living community leaders has an occupancy challenge.  She must nurture potential prospects all the time and keep them coming through the doors.  Of course, like most community’s Katie’s first goal is to care for the residents currently living there.  So when her website wasn’t pulling them in, she decided to do what so many other community’s do, hire one those ‘old school’ 3rd party aggregators to find some prospects.  Katie admits she didn’t think through that decision because when a lead does come through one of those big 3rd party aggregators, they share them with other communities in her area.  She’s paying the bill to have the leads generated, only to have them given away to other communities.

Since Katie signed up with them, she’s had a bad experience.  Even when she gets a lead, but they don’t move in for two years, she still has to pay them for that lead.  When she tries to break the contract, she’s finds it’s impossible to break and just has to ride it out until the end, again paying huge fees to watch her leads get shared with others. And the experience the potential future residents experience is just as bad.  They think they’re reaching out to Katie’s community, but if her team isn’t right on top of the phone or email, that prospect could get a call back from another community causing confusion for the family which is typically in crisis when they’re looking for a community.  At the time Katie signed up with those ‘old school’ 3rd party aggregators, she felt it was the only option for her but not anymore.
